Terms & conditions

These terms apply to direct bookings made through the Ruka Nest website.

Bookings made through Airbnb, Booking.com, Expedia or other platforms are also subject to the terms and conditions of the relevant booking platform.

Booking and payment
A reservation is confirmed when the booking has been accepted and payment has been completed according to the selected booking conditions.

Guest information
Guests must provide accurate contact details and guest information. The person making the booking is responsible for all members of the group.

Arrival and departure
Check-in and check-out times are stated in the booking confirmation. Early check-in or late check-out is possible only if agreed in advance.

Cancellation
Cancellation terms depend on the selected rate and booking channel. The applicable cancellation policy is shown before booking and in the booking confirmation.

Changes to bookings
Changes to dates, guest numbers or other booking details are subject to availability and must be agreed in writing.

Prices and fees
The booking price includes accommodation and final cleaning unless otherwise stated. Bed linen and towels may be charged separately if not included in the booking.

Guest responsibility
Guests must use the cabin, furniture, sauna, fireplace, appliances and outdoor areas responsibly. The guest is liable for damage, missing items or extra cleaning caused by the guest, their group or pets.

House rules
Guests must follow the house rules. Serious or repeated breaches may lead to termination of the stay without refund.

Force majeure
Ruka Nest is not responsible for disruption caused by events beyond our reasonable control, such as extreme weather, power outages, road closures, official restrictions or other force majeure events.

Accuracy of information
We aim to keep all website information accurate and up to date. Minor differences in furniture, decor or equipment may occur.

Applicable law
These terms are governed by Finnish law.
